Inland of Brighton East you get house lots, units and townhouses on the same street. A removal before an extension, a prune over a new garage, a stump so a courtyard can be paved — that is common work here. Patterson, Tucker Road and the Brighton East edge

Patterson station and the Patterson Road shops sit at the south end. Tucker Road is Bentleigh East — same Glen Eira council, different suburb (3165). Thomas Street is Brighton East — that side is Bayside, and the Local Law changes from 140 cm to 155 cm. BENTLEIGH TREE PERMITS

Check what applies before you take a tree out or take a lot of canopy off

Bentleigh is Glen Eira City Council (postcode 3204). Brighton East, next suburb west, is Bayside (postcode 3187) — a different Local Law. Bentleigh East, next suburb east across Tucker Road, is the same Glen Eira council but a different suburb (postcode 3165).

There is no suburb-wide Vegetation Protection Overlay on a typical private house lot here — Glen Eira’s named VPO sits on parkland in Murrumbeena, not on this suburb. Work can still need a planning permit, a Glen Eira Local Law permit, or both. A tree on the Classified Tree Register needs its own check. Send the address so we check the right council and the right rule.

Large canopy trees

On a house lot the statewide canopy rule (Clause 52.37, from 15 September 2025) usually means a large tree on the front or rear boundary: more than 5 m tall, trunk more than 50 cm around at 1.4 m up, canopy at least 4 m across. Glen Eira’s page puts that on vacant residential land, or within 6 m of the street frontage or 5 m of the rear boundary. Check VicPlan for the address.

Glen Eira Local Law

The usual size trigger is a tree taller than 5 metres with a single or combined trunk 140 centimetres or more at 140 centimetres (1.4 m) above ground — not Bayside’s 155 cm at 1 m. A palm taller than 8 metres, or a stump 140 centimetres or more at ground, can also qualify. Leaf litter, views and shade are not a free pass.

Bentleigh East is the next suburb east across Tucker Road — same Glen Eira council, different suburb, postcode 3165. McKinnon sits north and shares 3204 with Bentleigh; it is still its own suburb. Bentleigh is the Centre Road / station suburb, postcode 3204, with house lots, units and townhouses. We work in all of them; send a photo and the suburb name so the quote is for the right address.

5. Who looks after street and nature-strip trees?

Glen Eira City Council owns street and nature-strip trees in Bentleigh. Residents must not prune or remove a street tree. If a street tree is a concern, call Glen Eira on (03) 9524 3333.

6. Can you work around units, townhouses and Centre Road streets?

Yes. Around Centre Road and Bentleigh station the streets are a mix of house lots, units and shopfronts — trees over roofs and side paths, and a chipper plan. On a unit or townhouse block the lots are tighter and the tree often sits over a courtyard or a future slab. On South Road and the Nepean Highway we check whether the chipper can sit kerbside.
